Why Turkish Citizenship Applications Get Delayed or Rejected

The most common reasons Turkish citizenship by investment applications are delayed or rejected, and how to avoid them.

Why Turkish Citizenship Applications Get Delayed or Rejected

Turkish citizenship by investment is a clear, rules-based programme, but applications do not always move as quickly as investors expect. Most delays, and the few rejections that occur, can be traced back to a small number of avoidable issues in the property purchase, the payment records or the documents.

This guide explains the most common reasons Turkish citizenship applications are delayed or rejected, and how to prepare your investment so the process runs smoothly.

1. The Property Value Does Not Meet the Requirement

The investment must meet the programme's minimum amount, and this is checked against an independent valuation report. If the valuation comes in below the required level, the property may not qualify on its own, even if the agreed price was higher. Read our guide to the property valuation report for Turkish citizenship to understand how this works.

2. Payment Records Are Incomplete or Inconsistent

Authorities check that the purchase price was actually paid and that the payment followed the required route through the banking system, including the necessary currency conversion documentation. Problems often arise when:

  • Part of the payment was made in cash or through a third party
  • Bank transfer descriptions do not clearly link the payment to the property
  • The amounts on the title deed, the contract and the bank records do not match

Plan the payment process with your advisers and bank before transferring funds.

3. The Property Has Been Used for Citizenship Before

A property that has already been used for a citizenship application by another foreign buyer generally cannot be used again. This must be checked before purchase, especially for resale properties.

4. Purchase from a Related Party

Buying a property from a relative, a company you own or another related party can raise questions during the review. Transactions should be genuine, at market value and between independent parties.

5. Missing Holding Commitment

For citizenship applications, the investor commits not to sell the property for a required holding period, and this is recorded on the title deed. If the annotation is missing or incorrect, the application can be delayed until it is corrected.

6. Document Errors and Translation Problems

Small inconsistencies cause many delays. Common examples include:

  • Names spelled differently across passports, certificates and translations
  • Foreign documents that are not apostilled or properly certified
  • Expired passports or civil status documents
  • Missing birth or marriage certificates for family members

Families applying together should prepare documents for every member at the same time. Our guide to Turkish citizenship for families explains who can be included.

7. Security and Background Checks

Every applicant goes through background checks. These checks are part of the normal process and can take time. Applicants should provide complete and accurate information from the start, as missing details can extend the review.

8. Off-Plan Property Issues

Off-plan purchases can qualify, but the legal status of the project matters. Problems with the developer's title, construction permissions or the way the sale is registered can delay the process. See our comparison of off-plan vs ready property for citizenship.

How to Avoid Delays: Checklist

  • Confirm the property's eligibility and expected valuation before you commit
  • Check that the property has not previously been used for citizenship
  • Make all payments through the banking system with clear documentation
  • Ensure the title deed, contract and payment amounts match
  • Prepare apostilled and translated documents for all family members
  • Make sure the holding commitment is recorded on the title deed
  • Work with advisers who handle citizenship purchases regularly
